Palm Coast Real Estate Market Update — June 2026

June 2026 was a telling month for Palm Coast real estate. After a quieter spring than many sellers had hoped for, buyer activity picked up noticeably as the month progressed — driven in part by rate stabilization and a growing sense among buyers that waiting any longer may not pay off. Here's a full picture of what the data showed and what it means for you.

Market Snapshot: June 2026

The headline numbers for Palm Coast and Flagler County painted a picture of a market that is tightening — not dramatically, but meaningfully.

Median sale price held steady in the mid-$300,000s, with modest appreciation compared to the same period last year. Sellers who priced correctly from day one continued to see strong results; those who tested the market with aspirational pricing found themselves making reductions within the first two to three weeks.

Days on market ticked down slightly from the spring average, suggesting that buyer urgency is returning. Well-presented, move-in ready homes in the $280,000–$420,000 range were the sweet spot — these properties consistently attracted multiple showings within the first week.

Active inventory remained below historical norms for this time of year, which continues to provide a degree of support for prices even as the broader market has moderated from its 2021–2023 peak.

What Was Selling in June

The clearest trend in June was the continued strength of move-in ready homes priced under $400,000. Palm Coast's buyer pool — a mix of retirees, remote workers, and families relocating from higher-cost markets — is highly active in this range, and homes that showed well were not sitting long.

Canal-front and lakefront properties remained a consistent bright spot. Waterfront inventory is inherently limited in Palm Coast, and demand from buyers seeking that lifestyle hasn't softened. If you own a waterfront home and have been considering selling, the current supply-demand dynamic is working in your favor.

New construction continued to attract buyers, particularly in the newer sections of Palm Coast where builders were offering meaningful incentives — rate buydowns, closing cost contributions, and design center credits. For buyers who are flexible on timing, new builds remain a compelling option.

Where the Opportunities Are

For Buyers

June was a better month to buy than many expected. With inventory still relatively limited, competition exists — but it's not the frenzied multiple-offer environment of a few years ago. Buyers who come in well-prepared (pre-approved, clear on their priorities, and working with an agent who knows the local market) are finding opportunities.

The best values right now are in homes that have been sitting for 30+ days. These sellers are often more motivated, and there is room to negotiate on price, closing costs, or repairs. Don't overlook these listings — sometimes a home sits simply because it was overpriced at launch, not because anything is wrong with it.

New construction incentives are also worth exploring seriously. Builders are motivated to close out communities and move inventory, and the deals available right now — particularly on rate buydowns — can meaningfully reduce your monthly payment.

For Sellers

The message for sellers in June was clear: pricing strategy is everything. The buyers who are active in this market are informed. They've done their research, they know what comparable homes have sold for, and they will not overpay.

Homes that came to market priced at or slightly below fair market value generated the most activity and, in many cases, still attracted multiple offers. Homes that came in 5–10% above market sat — and then reduced, often ending up at a lower final sale price than they would have achieved with correct initial pricing.

If you're thinking about selling, the conversation we need to have starts with a realistic, data-driven pricing analysis. That's where I can add the most value.

The Flagler County Context

It's worth zooming out to the county level for a moment. Flagler County as a whole continues to benefit from its position between Volusia County to the south and St. Johns County to the north — two of the most active real estate markets in Florida. Buyers who are priced out of St. Johns County (where median prices are significantly higher) are increasingly looking at Palm Coast as a compelling alternative that still offers excellent schools, natural amenities, and a high quality of life.

This demographic tailwind is real, and it provides a structural floor under Palm Coast values that I don't expect to disappear anytime soon.

What to Watch in July and August

The summer months in Palm Coast tend to be quieter in terms of transaction volume — families are settled for the school year, and the heat keeps some buyers on the sidelines. But serious buyers are still active, and sellers who list in July and August often face less competition from other listings.

Key things I'll be watching:

  • Interest rate movements: Any further stabilization or reduction in rates will bring additional buyers off the sidelines quickly.
  • New construction absorption: How quickly builders are moving inventory will tell us a lot about underlying demand.
  • Days on market trends: If this metric continues to compress, it signals that the market is tightening further heading into fall.
